Terms and Conditions

1. Scope

These terms govern the booking and use of the properties Bedda Matri (Catania) and Libeccio House (Avola), managed as short-term tourist rentals under Italian law (L. 431/1998) and Sicilian regional regulations.

2. Booking and payment

A booking is confirmed by written confirmation from the host and payment of a 30% deposit. The balance is due within 7 days of check-in. We accept bank transfer and major online payment circuits.

3. Check-in and check-out

Check-in from 3:00 PM, check-out by 10:00 AM. Online check-in (guest details and ID) and signature of the house rules are required. Final verification takes place in person on arrival.

4. Tourist tax

Where applicable (e.g. €2 per person per night in Avola, up to 7 nights), the tourist tax is paid in cash at check-in. A regular receipt will be issued.

5. Cancellation policy

• Cancellation up to 30 days before check-in: full deposit refund.
• Cancellation between 30 and 14 days before: 50% deposit refund.
• Cancellation less than 14 days before: deposit is non-refundable.

6. Capacity and guests

The number of guests may not exceed that indicated at booking. Pets are not allowed unless expressly authorised. Parties and events are not permitted.

7. Insurance

All guests are covered by third-party liability insurance for the entire duration of the stay, with appropriate limits. The cover applies to accidental damage to third parties.

8. Guest responsibility

The guest is responsible for damages caused intentionally or by gross negligence to the property, furniture and common areas. The guest must comply with building regulations and public quiet hours.

9. Force majeure

In the event of force majeure (calamities, health restrictions, strikes preventing travel) the parties shall agree in good faith on a rescheduling or refund.

10. Jurisdiction

For any dispute, the Consumer's Court has jurisdiction. Applicable law: Italian.
